How do we find your tenants?
Your property will be advertised in all the right places, from Flatshare to Right Move to ensure that you are reaching all your potential clients. We work with local universities and colleges and are listed as a trusted agency with them.
Once enquiries are received and a tenancy agreed we carry out all the legally required ‘Right to Rent’ checks to ensure compliance and we make sure that your property is well protected by carrying out credit checks and securing guarantors for all tenants on our joint tenancy agreements, securing peace of mind for landlords.
What happens on check in?
We take a full, in detail inventory of the property, working with tenants to note any pre tenancy damage. This helps to build trust with the tenants helping them to see that we are working with them to create a fair and transparent inventory from the start.
Meter readings are taken and all compliance certificates are given to the tenants for their records. The government ‘How to Rent Guide’ is issued to the tenants and a full walk around the property is conducted with key instructions on how to operate the heating system and all appliances given.
How do you deal with maintenance issues?
With over 15 years experience in property management we have a team of trusted tradespeople that can be called upon to react to any maintenance issues quickly. We keep both landlord and tenant informed of work to be done and timescales via email and a dedicated Whatsapp channel, offering peace of mind to everyone.
Is my home compliant?
We inform landlords of all the necessary certification they will need to ensure their property remains compliant with all local authority and national government regulations at all times and can assist with Gas Safe, EPC and Electrical Safety Certification to take the stress off the landlord.
Do I need a HMO licence?
This is a common question we get all the time at Homes for People and it is an area we have a great deal of experience in. A lot of councils now operate either an additional or a mandatory HMO licensing scheme. This can mean, as in the case of Greenwich Council for example, that if you are renting a property to more than 2 unrelated individuals that you will need a full licence from the council.
At Homes for People we offer a full consultancy service advising landlords how to ensure compliance and we can even provide our team to carry out any necessary adaptations to your property to make sure you are operating within your local authority guidelines. All our current rentals benefit from a HMO licence.

Simply put, Guaranteed Rent offer the landlord the security of knowing they will receive a set amount of rent for their property regardless of whether the property is tenanted or not. The service also means that day to day maintenance costs and labour costs are covered by Homes for People.
